Residential and commercial concrete

Residential work is usually a driveway, walk, patio, garage floor, or pool deck. Commercial work is usually a parking lot, pad, or curb layout. The mix and the joints change with the load. The process does not: look at drainage, rebuild the base if it failed, form, pour, finish, and protect the cure. We are the same Ypsilanti crew on both.

Driveways, walks, and lots

Concrete driveways are the job we are called for most. Settlement at the garage, open joints, and ice ponds are the usual reasons. Sometimes a panel can be recast. Garage floors take hot tires and salt drip. Pole barn slabs and pole surrounds are farm and shop work: thicker edges, cleaner equipment pads. Curbs finish a lot or a drive and keep water on the path you designed.

Stamped concrete, stained concrete, patios, and pool decks are the decorative set. A stamp or stain still has to drain and survive winter. We will not sell a pattern that sits in a puddle.

How we bid and schedule

Send the city, the surface, and whether you want repair or replacement. Photos help. A site plan or city comment letter helps more. We walk the job when the base is unknown. Prices from a photo alone are guesses, and we will say so.

Exterior pours run from spring thaw through late fall. Interior garage slabs can often run when the outside work is paused. Midwinter exterior placements are rare because the ground and the mix have to stay in a safe temperature band. We will move a pour day rather than freeze a slab overnight.

Materials are ordinary and specified: air-entrained mix for exterior, enough thickness for the load, a drained base, joints tooled or sawed on time. That is what holds a Michigan driveway, not a brand name on a bag.

What “good” looks like on a finished job

A finished driveway should shed water away from the garage and the house, hold a straight joint line, and not pond at the apron. A walk should be even at the door and at the city walk. A lot should drain to the inlet you agreed on, not to a neighbor’s slab. Those are the checks we walk before we leave. If something is off, we say so on the spot.

Cure is part of the job. Walking too early and driving too early are the two ways a good pour gets ruined. We will give you the day you can walk and the day you can park. Hot, dry, or cold weather changes those numbers. We do not use one calendar for every month.

Repair versus replacement

Repair is the right call when the base is still doing its job and the failure is local: one sunken panel, a failed joint, a spall that has not reached the whole slab. Replacement is the right call when the base is pumping mud, the slab has lost its shape, or the joints have already failed in a pattern that will keep spreading. We would rather lose a replacement bid than pour a patch that fails next winter.

If you are comparing bids, ask each contractor about air entrainment, base thickness, joint spacing, and who pulls the permit. Those four answers matter more than a postcard price.

After the pour

Keep traffic off until we say. Keep the surface from drying out in the first hours if we ask you to. Do not salt a new exterior slab in its first winter if we told you to wait. Sealer is a separate conversation; not every slab needs it on day one.
